Inspection Pricing

I will be honest with you.  I will not post prices on the internet.  Why, you might ask?  It is real simple.  Not every home is the same.  Some may post a price based on the square footage of a home, and they will be out of business in a short while.  A 1,500 sq ft home built in 2006 is vastly different than the same sized home built in 1906.  The older home may have been "remodeled" by owners 3, 4 or 5 times over a century.  This could mean un-permitted additions, handyman electrical upgrades, and Uncle Bob's special plumbing repairs.  Those all take extra time and extra care to inspect.

The latest and greatest craze is the "Flippers" special.  These are homes that are purchased and the owners spend time and money to "upgrade" and make everything look bright and shiny to the prospective home buyer.  You have probably seen numerous TV shows about this exact subject.  The problem is this is done over a short period of time, usually less than 6 months.  There is an old saying, "you can put lipstick on a pig but it is still a pig".  Well the majority of these great looking homes can have MAJOR issues that can only be found with a comprehensive home inspection.  We look beyond the new paint, appliances, and flooring.  The hidden electrical, plumbing and structural issues can be major monetary expenses if they are not properly inspected.

There are also differences in type of property to be inspected.  Is it an apartment style condo?  a stand alone townhome?  a single family home with additional mother-in-law kitchen?  Are there detached shops or garages?  My point is:  Not all homes are alike and a true professional will not treat them the same.

Home Inspection is not a commodity.  You can buy a Diet Coke in thousands of places.  It is always a Diet Coke and price does not change the taste.  There is a difference between "cheapest" and "best value".  Home Inspection is a highly technical skill.  It takes ongoing education, expensive tools, and constant honing of the craft.

I only perform a single inspection per day.  I do not try to squeeze in 3 or 4 - $199 special inspections.  I spend more hours inspecting and more time writing the report.  I will not rush or skimp on an inspection.  Your purchase, as well as my reputation and livelihood, are on the line.
